Amsterdam short-term rental rules (ops stub)

Night cap (citywide): whole-home vakantieverhuur (home let while the resident is away) is capped at 30 nights per calendar year.

Night cap (eight wijken): from 1 Apr 2026, 15 nights per calendar year in: Burgwallen-Nieuwe Zijde, De Weteringschans, Grachtengordel-West, Grachtengordel-Zuid, Haarlemmerbuurt, Jordaan, Nieuwmarkt/Lastage, and Oude Pijp.

Occupancy: max 4 persons per stay. Nights already used by a previous occupant in the same calendar year count for a new resident.

Two instruments: national registratienummer toeristische verhuur (show in ads / give to platforms) plus Amsterdam vergunning vakantieverhuur. Every stay must be pre-notified before guests arrive. Permit is valid until 1 April of the next calendar year.
